IOB NRI Home Loan Scheme

For Non Resident Indians (NRIs) and Persons of Indian Origin (PIOs), IOB provides specialized housing loans to make property investment in India simple and secure.

Purpose: Purchase, construction, repair or renovation of residential property.

Eligible Persons: NRI/PIO holding an Indian passport or passport of any other country except Pakistan and Bangladesh.

Minimum Salary: Rs. 10,000/-

Loan Quantum: No ceiling for new properties; up to Rs. 25 lakhs for repair & renovation.

Rate of Interest: Linked to RLLR (Retail Lending Linked Rate).

Margin Requirements:

  • Up to Rs. 30 lakhs – 10%
  • Rs. 30 lakhs to Rs. 75 lakhs – 20%
  • Above Rs. 75 lakhs – 25%

Repayment Period: Up to 30 years including moratorium period.Holiday / Moratorium Periods:

  • Purchase of plot & construction: Max 18 months from first disbursement or completion. Interest serviced during this period.
  • Purchase of flats under construction: Moratorium varies with number of floors (24–48 months).
  • Purchase of old house/flat: 3 months.

Security: Mortgage of immovable property financed under the loan. Clear and marketable title required.

Other Features:

  • Loan repayment can be done via foreign inward remittance or NRE/NRO/FCNR accounts.
  • Close relatives can also repay loan installments on behalf of the NRI.
